Welcome to another edition of Isaac Toussie’s real estate insights. Today Isaac Toussie will be talking about an upstate town that once rivaled New York for industry and commerce. Derived from the native term “Uppu-qui-ipis-in” which means “reed-covered hut by the water,” Poughkeepsie today has grown beyond huts into a permanent settlement of some forty-three thousand people. Poughkeepsie is actually the name of both a town and a city, both municipalities right next to one another because the city actually used to be the western part of the town (and, incidentally, was an independent village in its own right before that). Except for legal purposes, and such services as fire and police, the two communities are often viewed as one, with a total population in excess of seventy-five thousand people. The town is actually home to much more people than the city, which counts only some thirty-thousand-plus citizens.
As a result, it’s expected that their respective real estate markets will be quite different. A closer examination of the latest demographical figures shows that the town is much more affluent than the city, with a median income of over fifty-five thousand dollars a year as opposed to well under thirty-thousand for the city. Indeed, the Town of Poughkeepsie is able to provide for its own emergency services, which are staffed by fully paid civil servants, and not volunteers as is the case with many a suburban community.
As for the City of Poughkeepsie, it’s been severely battered by the economic malaise afflicting the rest of the state and the country as a whole. Average listing price in the two-week period between January 20, 2010 and February 3, 2010 fell almost thirty thousand dollars, to two hundred and fifty-one thousand dollars, though almost five thousand of that has been “recovered” as of February 10. However, the actual median selling price, based on two hundred and thirty-four homes sold, is almost thirty-three thousand dollars short of the median listing price, at barely two hundred and twenty thousand. Average price per square foot in the city is one hundred and thirty-two dollars.
Poughkeepsie was once the “Queen City of the Hudson,” but has suffered economic setbacks for the past twenty-plus years and was just beginning to recover in fits and starts when the recent recessionary woes struck. This has obvious implications for local realty, both residential and commercial. The Town of Poughkeepsie, however, seems rather more vibrant in comparison. International Business Machines, Incorporated, was once the most notable employer around, and while the company still maintains a campus in town, most of its production has been moved elsewhere. Vassar College in the City of Poughkeepsie is arguably the most notable employer now.
Should you purchase any Poughkeepsie property? Well, there’s no way it’s reclaiming its glory days, so the local real estate market is never going to be a hot one. But if your goals are more modest, and especially if you live in the city yourself, of course, Poughkeepsie property can be a solid investment.

Right after a drawn out format war that threatened to follow the financially damaging and divisive bout between Betamax and VHS decades earlier, the next generation HD format Blu Ray has surfaced victorious over HD DVD. The current format having finally been agreed upon, many people feel secure spending on hardware that works with the format whereas before, being unsure which format would ultimately survive, people weren’t ready to commit to a system. Now that Blu Ray is now mainstream and is carefully phasing DVDs into obscurity (the way DVD did to VHS), people are looking to bolster their high definition movie library with one concern in mind: what will be the next blue ray releases?
The initial blank media movies to get blu ray releases were by Sony and MGM studios, which includes The Fifth Element and Terminator respectively. Blu ray releases sold relatively inadequately while they were still in opposition with HD DVD, again because consumers were unwilling to commit to a format until either one had cemented its place in the market. However, new movies were still released on blu ray by its supporting studios, and once the format war had ended and blu ray had emerged victorious, sales of the format began making serious strides.
Blu ray’s reputation also saw a soaring increase: where blu ray releases accounted for about 5% of all disc sales throughout the first half of 2008, by the end of the year this number had elevated to 14%. When The Dark Knight was released in December of that year, it sold over half a million copies on the very first day of its release. Within a week, it had sold some 1.7 million copies, becoming the earliest among blu ray releases to sell in seven figures in its first week on the market.
At this stage, blu ray sales were found to be considerably more numerous than DVD experienced at a similar point in its release history, proving that blu ray was being much more readily adopted over its previous format than DVD was over VHS. A distinctive feature that many studios have provided is a sort of duel function to the disk itself. Dubbed “flipper discs”, studios have revealed movies with a blu ray version printed on one side while the other is in DVD format, allowing for both forward and backward compatibility, which helped ease the transition to the new format. Some of these releases also came with a digital copies – files that could be played on iPods and computers and the like without the need of a physical disc.
As of 2010, blu ray releases have become the normal. The end of the format war caused all studios to adopt the format and release films on blu ray, which has by this point totally eclipsed DVD as the default media format.
The KitchenAid toaster oven has a storied pedigree going all the way back to 1908 when Herbert Johnson, an engineer for the Hobart electrical manufacturing Company invented an electric standing mixer. The company was set up in 1897 by C.C. Hobart, and so as to increase motor sales the company simply attached motors to their coffee mills and meat grinders, almost inadvertently creating the powered food production machine industry.
A mixer is a kitchen appliance, like KitchenAid toaster ovens, that makes culinary creations that much easier. A mixer is available either as a hand mixer or a stand mixer, both of which mixes, folds, beats, and whips food ingredients. It was in 1908 that Herbert Johnson, a Hobart manufacturing engineer, invented the electrical standing mixer after being inspired by the sight of a baker mixing bread dough with a metal spoon.
After years of toying with numerous mechanical implementations of the concept, Johnson’s 80-quart electric mixer became standard hardware for most sizeable bakeries by 1915. This first model weighed sixty-nine pounds. Four years later the company formed its famous KitchenAid division and debuted its stand mixer model for home use. To this day each unit is still built by hand in Greenville, Ohio. The mixer is one of the few home appliances to get a trademark just for its unique classic shape.
It’s this tradition of technical excellence and achievement that KitchenAid toaster ovens embody. Every unit is built around the same quality craftsmanship which has informed ninety years of fulfillment in commercial and home kitchens across the nation and around the globe.
The brand is so well known for culinary excellence, that a line of cookware is created under license by Meyer Corporation. The brand itself has been owned by Whirlpool since 1986. It is an upscale division of the company, competing against toaster ovens, water bottles with filters, and other major appliances from the likes of GE, Bosch, and Electrolux.

Laundry Dryers are quite necessary for do it yourself laundering. These are just the type of essential laundry Aids which can potentially make all of the difference between a good wash and a ruined one. Well, alright, the effects are not always so dramatic, but the principle holds, that good quality laundry dryers are significant laundry aids for the entire laundering process.

Which is the unfortunate thing with these very beneficial laundry aids they appear to come in an exceedingly limited choice of makes and models. There’s simply no public demand for any variety when it comes to washing dryers, and one or two basic sizes and shapes appears to serve the market just fine . Such a situation is not very likely to change unless people take their style of laundry drying much more seriously!
OK, so that sure is a funny even silly thought , but hey, why not : the rest has been made into an objet d’art why not ye olde humble laundry rack? An ambitious student just out of art college could make their name changing these otherwise indefinable devices. Yes, think about it, designer laundry racks! Luxury laundry racks! Premium upscale high laundering haute blanchisserie!

Motorola Cell Phones has just released a new breed of smartphones that will undoubtedly change the landscape of smartphones, at least to some degree, and definitely get other companies thinking about following suite.
The new mobile phone by Motorola is called the Motorola Roi. So why is so different from other Unlocked Cell phones? For starters, this Android powered device has an 8 megapixel camera, as well as a video camera that captures HD videos, all at 720p resolution. And these videos can be seen watched on any HD TV thanks to the built-in HDMI port. Clearly, these are features that separate the Roi from other smartphones on the market today.
But the New Motorola Cell Phone also has many features that are now taken for granted or considered standard. These include a 3.7 inch touch screen with a variety of ways to enter text (this is also unique feature of the Roi). Users may use the Full QWERTY keyboard offered, a 3×45 keypad, A half QWERTY keyboard, a writing pad or even his or her own handwriting.
For now, North Americans must wait to get hands on this powerful handheld device. It is currently out in Korea, but cheer up North America, we can expect it as soon as March!
The release of the Roi comes after Apple and Blackberry Cell Phones, and most recently, Google, had shaken up the cell phone industry with must-have smart phones. Motorola Cell Phones goal is to keep with Android platform, and with the Roi’s current feature set, it is evident they should be right back in the mix with the other big names once again. What a device and what an era for technology. It seems as soon as one impressive piece of technology comes out another has already surpassed it.
It is impossible to know how well the Motorola Roi will do in the United States, especially without a price with which to compare it to the competition. But on paper it certainly has the makings of a wonderful device. And if nothing else, it seems fair to believe that it will shake up the top-tier of devices out there, something that continues to happen. Either way, Motorola cell phones has restructured their business plan towards what is popular and in demand right now. This is an inevitable fact in all businesses but in particular a business that deals with the cutting edge.

You might feel that the growth of coffee houses the past twenty to thirty years would lead to a decrease in the sale of coffee machines, but on the contrary they continue to be as popular as ever, with espresso makers one of the most ballyhooed goods on late-night television. It’s a curious thing, and may not make a lot of sense on the face of it, but in fact the number of businesses committed to serving coffee has only made people want to buy coffee machines of their own!
Now why should this be? The solution points up to an intriguing feature of human nature. But first think about why people should patronize coffee houses: it isn’t all about the coffee. Many stores, such as Starbucks, have hit upon the successful method that previously saw the rise of sidewalk cafes throughout Europe in the nineteenth and twentieth centuries: people needed a nice place indoors! Avoiding cramped quarters at home, such establishments presented a relatively deluxe environment for the price of a cup of coffee. And it’s the same today, with students among the most faithful of customers for these chain coffee houses.
But why should people need coffee machines, then? Well, in this case, it also isn’t necessarily all about the coffee. That’s right! You’d feel that people who like coffee either go to coffee houses or buy coffee makers to use at home. But in both cases, it isn’t always about the coffee itself, but everything else relating to how they get their coffee!
In the case of a coffee house, people go for the ambience as much as anything else. In the case of a home coffee maker, it’s about the convenience: no lines to wait on, but everything on a timer and ready when you wake up or come home, with the same range of flavors – all at a much reduced cost.
